As a Notary for U.S. real estate closings in Israel, I liaison with title companies and attorneys in the U.S.
In order to make the notarization as seamless and efficient as possible, I liaison with title companies and/or attorneys in the United States to receive the necessary documents and copies of identification of the signor(s).
I put together the notarizations and book quick meetings
After receiving the documents and i.d. I will put together the notarizations (which in Israel includes preparing a notary cover page, see more here.) and coordinate a meeting with the signors. In this way, the meetings are quick and painless, as the work has already been performed in advance.
I offer mobile notary services
Speaking of booking meetings, I offer mobile notary services to all parts of Israel. The travel cost is dictated by the Ministry of Justice. See more below.
Fees are as per Ministry fee schedule
Regarding the fees for notarizing, all fees are fixed by the Ministry of Justice in Israel. The fee schedule can be seen here, though it is in Hebrew (An English translation is in the works.) Essentially, the cost for the first signature on a document as of this writing is 165 NIS + VAT (17% value added tax for Israeli citizens) and each additional signature on the same document is 66 NIS + VAT.
Often clients ask why notarizing is more expensive in Israel than the U.S. In Israel, one must have 10 years of experience to become eligible for a Notary license, and the fees reflect these years of experience.
I obtain the Apostille
In this blog post I describe the process of Apostilles. Some clients prefer to obtain the Apostille stamps on the notarizations on their own, but for those who prefer that I obtain them, I will do so for a nominal service fee. In this way, the signors need not worry about anything other than signing the documents and sending them back to the title company or attorney in the U.S. to finalize the closing.
Don’t wait until the last minute – notarizing is a process in Israel!
One word of caution is that notarizing does involve some procedure as you can see, as well as time to get the notarized documents back to the U.S. so one should never wait until the last moment to notarize documents on a U.S. closing.
